Signs Your Water Heater Needs Repairs

Water heaters rarely quit without warning. They usually offer clues that performance is declining before they break down completely. Catching and addressing these symptoms early can save you from the inconvenience of a total system failure and the expense that comes with a major repair or even premature replacement.

Don’t wait to schedule a water heater inspection if you notice any of the following problems:

• Fluctuating water temperatures. If your shower goes from hot to cold unexpectedly, or if the water never seems to get hot enough, your unit is likely struggling to maintain temperature. In tank-based systems, this often points to a failing heating element or a malfunctioning thermostat. For tankless units, it can indicate mineral build-up on the heat exchanger or an issue with the flow sensor.
• Strange noises. A healthy water heater operates relatively quietly. If you hear loud rumbling, popping, or banging sounds coming from a tank-based heater, sediment has likely hardened at the bottom of the tank, causing your unit to overheat. Clicking or whining sounds from a tankless model often signal trapped air, a clogged fan, or scale build-up restricting water flow.
• Discolored or rusty water. Hot water that looks brown, yellow, or rusty suggests corrosion inside the tank or failing pipes. This usually means the anode rod, which sacrifices itself to prevent tank rust, has completely deteriorated. Addressing this immediately is key, as internal rust leads to irreparable tank leaks.
• Pooling water or moisture. Finding puddles around the base of your tank or seeing moisture dripping from the connections requires immediate action. While some condensation is normal, active leaks often stem from loose valves, high pressure, or a crack in the tank itself. Tankless units can also leak for one of several reasons, including loose fittings or cracks in the heat exchanger caused by freezing temperatures.
• Reduced hot water pressure. Multiple underlying problems can cause significant drops in water pressure when you turn on the hot tap. For example, mineral deposits and scale can build up over time in the pipes or within the unit itself, restricting the flow. We can often resolve this by flushing the system to remove the obstruction.
• Unpleasant odors. A distinct rotten egg smell in your hot water typically means bacteria are growing in the sediment at the bottom of your tank. This often happens when the pilot light goes out or the thermostat setting is too low. If you smell gas near a gas-powered unit, evacuate your home and call your gas company or 9-1-1.
